“信托制”物业服务模式融入城市社区治理的实践与思考——以成都市J小区为例
Practice and Reflection on the Integration of the “Trust-Based” Property Service Model into Urban Community Governance—Taking J Community in Chengdu City as an Example

小区物业管理矛盾的频发一直都是困扰城市社区治理的棘手问题，究其根本，是由于业主与物业公司不对等的关系所致。要想破解物业管理的现存困境，须从制度根本探索解决之道。“信托制”物业服务模式通过引入信义治理理念，旨在重塑社区治理机制，促进业主参与自治，提升物业管理水平。本研究以成都市J小区为研究对象，探讨了“信托制”物业服务模式融入城市社区治理的实践与思考。然而，模式在推广和应用的过程中尚有不足，故提出坚持党建引领，加强激励机制，坚持自治先行和建立评价体系的建议，以期为物业管理和社区治理提供有益的启示和经验。
The frequent occurrence of neighborhood property management contradictions has always been plagued by urban community governance of thorny issues, the root of which is caused by the unequal relationship between owners and property companies. In order to crack the existing dilemma of property management, we must explore the solution from the root of the system. By introducing the concept of fiduciary governance, the “Trust-Based” property service model aims to reshape the community governance mechanism, promote owners’ participation in self-governance, and improve the level of property management. This study takes J community in Chengdu as the research subject and discusses the integration of the \"Trust-Based\" property service model into urban community governance practice and thought. However, there are still deficiencies in the promotion and application of the model, so the study proposes to adhere to the leadership of Party building, strengthen the incentive mechanism, adhere to self-governance first, and establish an evaluation system, with a view to providing useful insights and experiences for property management and community governance.
