长时间尺度上建材价格对建安成本的影响分析——以西安市为例
Analysis of the Impact of Building Material Prices on Construction Costs over a Long Time Scale—Taking Xi’an City as an Example

建筑材料的市场波动是工程投资不确定风险的主要来源，深入分析建筑材料的价格波动特点及影响因素，以此完善工程管理措施、制度，合理制定合同款项，有限控制潜在风险。本文选取2010~2023年间西安市场上质量稳定、供货能力有保障、信誉好的供货商的常用建设工程材料价格进行调研，采用描述统计法对相关数据进行趋势分析，分析了各类建筑材料的价格波动特点，分析了建材价格波动对建安成本的影响，并以此给出了合理化的建议，对房地产企业的风险防控及技术创新具有很大的参考意义。
Market fluctuations in building materials are the main source of uncertain risks in project investment. In-depth analysis of the characteristics of price fluctuations and influencing factors of building materials can improve project management measures and systems, reasonably formulate contract amounts, and control potential risks to a limited extent. This paper selects the prices of commonly used construction materials from suppliers with stable quality, guaranteed supply capacity, and good reputation in the Xi’an market from 2010 to 2023 for investigation, uses descriptive statistics to analyze the trend of relevant data, analyzes the price fluctuation characteristics of various building materials, analyzes the impact of building material price fluctuations on construction costs, and gives reasonable suggestions, which has great reference significance for risk prevention and control and technological innovation of real estate companies.
