中国城市房价水平对工资的影响——基于全国35个大中城市的实证分析

Abstract:
本文基于2004~2015年全国35个大中城市数据,实证分析了房地产扩张下高房价对城市工资水平的推动作用与内在机制。基于实证研究结果,发现城市房价水平的上涨对城市工资水平具有推动作用,且该机制在我国东部地区城市更为显著。通过对城市劳动力数据的考察,发现高房价下城市劳动力流动是引起城市工资水平上涨的重要原因。本文为理解城市工资水平上涨提供了一个研究视角,同时也进一步分析了房价对城市经济发展的影响,分析我国城市经济协调发展的区域政策,良好的经济发展离不开城市经济的平稳运行,面对城市房价与工资问题,政府需制定合理的经济发展政策。
Based on the data of 35 large and mediumsized cities from 2004 to 2015 in China, the paper gives an empirical analysis of the driving effect and internal mechanism of high housing price on urban wage level under real estate expansion. Based on empirical research results, the rise of urban housing price has given impetus to urban wage level, and this mechanism is more significant in the eastern cities of China. After investigating the urban labor data, urban labor mobility under high housing price is an important reason for the rise of urban wage level. This paper provides a research perspective for understanding the rise of urban wage. At the same time, it further analyzes the impact of housing price on urban economic development. This research also analyzes regional policies for coordinated development of urban economy in China. Sound economic development cannot be separated from the smooth operation of urban economy. When facing the problems of urban housing prices and wages, the government is supposed to formulate reasonable policies for economic development.
