he paper discusses the economic, natural and social characteristics of land resources as well as land pricing. The land use. extent authority has been transferred into market in the process of establishing socialist market economic'system. The general existence of abnormal phenomenon in land pricing has however caused land resource waste or over-use. In order to eliminate the phenomenon, the Marxist land rent theory should be taken as a theoretical basis for land pricing so as to gain a full understanding of land resource value based on use vaine, selection value and existence value. It further expounds the social pricing practice applicable to practical performance and value composition-based social pricing which is favourable to land resource protection.
