Analysis on Strategy of Intensive Land Use and Urban Land Marketization

Abstract:
The situation of constructive land use with low-efficiency in existent land aggravates the restriction of land used for economic development. Actually, extensive use of land is low-efficiency utilization of land resource and market is the basic and an efficient way to allocate this kind of resource. China is now transferring from center-controlled economy to market-oriented economy, so both the degree of market and the efficiency of market mechanism are relatively low. On the basis of analyzing the factors of intensive land use, this paper studies the mechanism of market for intensive land use in development zones of Jiangsu province by economic model. The demonstration indicates that market degree has positive effect on intensive land use. In different stages of marketization, the roles of government and market are different. At lower stage, government has the main power to allocate land resource, which easily leads to extensive use of land. However, at higher stage, market plays a more important role to allocate land, which improves the efficiency of land allocation and utilization. At the same time, the effect of price, demand and supply of land, the competition of land market varies in different land market degree. Land price is the main driving factor to affect intensive land use in the process of transition and at the end of this process, demand and supply of land and competition will become the main factors. Finally, base on above study, the paper put forward strategies of intensive land use in different degrees of land market from government conduction and land market.
