城市更新中老旧社区保护与改造策略研究——以济南市堤口路煤炭局宿舍为例
Research on the Protection and Renovation Strategies of Old Communities in Urban Renewal—Taking the Coal Bureau Dormitory of Dikou Road, Jinan City as an Example

随着时代的不断进步，我国城市发展的重心逐渐从传统的增量扩张转向存量更新。在这种新的发展模式下，老旧社区在城市存量发展中扮演着重要的角色。然而，以往一味拆除重建的改造方式已不再适合当下的城市发展要求，取而代之的是对已有的历史文化存量资源进行进一步的挖掘、建设和治理。在城市更新改造过程中，老旧社区普遍存在建筑年久失修、社区管理权混乱等问题，本文通过对济南市堤口路煤炭局宿舍一号楼建筑进行现状调查、测绘勘探并记录分析，研究其历史文化价值与存在的问题，并提出社区的保护与改造建议，希望对相关城市更新中老旧社区的更新发展提供参考。
With the continuous progress of the times, the focus of urban development in China has gradually shifted from traditional incremental expansion to stock renewal. Under this new development model, the old community plays an important role in the development of urban stock. However, the previous mode of blindly demolishing and rebuilding is no longer suitable for the current urban development requirements, instead, the existing historical and cultural stock resources are further excavated, constructed and managed. In the process of urban renewal and transformation, problems such as disrepair of buildings and confusion of community management are common in old communities. This paper studies the historical and cultural value and existing problems of the No. 1 dormitory building of Dikou Road Coal Bureau in Jinan City by means of current investigation, surveying and mapping, and record analysis, and puts forward suggestions on the protection and transformation of the community. It is hoped to provide reference for the renewal and development of old communities in relevant urban renewal.
