城市商业综合体活力与周边业态的相关性研究与启示——以杭州庆春广场为例
Study and Enlightenment on the Correlation between the Vitality of Urban Commercial Complex and Surrounding Business Forms: A Case Study of Qingchun Square in Hangzhou

随着早期城市化进程的加快，中国各大城市涌现出大量的商业综合体。但随着近年城市化进程的放缓，大量建设的商业综合体的问题开始显现，由于功能的趋同，临近的商业综合体出现恶性竞争，人气低迷的状况。本文以未完工的庆春广场商业综合体为例，收集人口热力数据、高德兴趣点数据并进行对照分析，寻找区域热力与业态的关联，进而根据当地优势从交通、运营、业态选择等方面提出策略。以加强庆春广场发展与周边需求的关联性，探索成熟商业综合体扩张的可能，实现街区活力的激活。
With the acceleration of the early urbanization process, a large number of commercial complexes have emerged in major cities in China. However, with the slowdown of the urbanization process in recent years, the problem of a large number of commercial complexes under construction has begun to appear. Due to the convergence of functions, the adjacent commercial complexes have a vicious competition and low popularity. Taking the unfinished Qingchun Square commercial complex as an example, this paper collects population thermal data and Autonode interest point data and conducts comparative analysis to find the correlation between regional thermal and business forms, and then puts forward strategies from the aspects of transportation, operation and business form selection according to local advantages. The aim is to strengthen the connection between Qingchun Square’s development and the surrounding demand, explore the potential for the expansion of mature commercial complexes, and activate neighborhood vitality.
