%X 在城市更新行动背景下，老旧小区改造是符合我国根据城市发展需要做出的一项重要战略决策，而引入社会资本则有利于拓宽融资渠道和项目的高质量运行。为了进一步推动社会资本参与老旧小区改造的进程，筛选出了社会资本参与老旧小区改造的影响指标，构建了AHP-熵权法模型并分析了各个影响因素之间的关系，最后提出了对策建议。结果表明：老旧小区改造中社会资本运作的主要影响因素为政策不够透明、产权不够明确、居民无付费意识、市场融资渠道单一。本文的研究成果可以为老旧小区改造项目在吸引社会资本时提供理论支持。<br />
Under the context of urban renewal action, the reconstruction of old residential areas is an important strategic decision in line with the needs of urban development, and the introduction of social capital is conducive to broadening the financing channels and the high-quality operation of projects. In order to further promote the process of social capital participation in the reconstruction of old residential areas, the influence index of social capital participation in the reconstruction of old residential areas is selected, the AHP-entropy weight model is constructed and the relationship between various influencing factors is analyzed, and finally the countermeasures and suggestions are put forward. The results show that the main influencing factors of social capital operation in the reconstruction of old residential areas are lack of transparent policies, lack of clear property rights, residents’ awareness of payment, and single market financing channels. The research results of this paper can provide theoretical support for the old residential area reconstruction project when attracting social capital.
