%X 本次研究以2005~2013年我国250个地级城市的面板数据为样本,利用双重差分模型(DID)分析高铁开通对沿线城市房地产价格的影响。研究结果发现,高速铁路的开通显著提升了沿线城市的房地产价格。高铁的运营压缩了城市之间的空间距离,节约人们的出行时间,同时也促进了人口的流动与资本的流动,对高铁沿线地区的房地产市场具有积极促进作用。
Based on the panel data of 250 prefecture-level cities in China from 2005 to 2013, the paper uses the double difference model (DID) to study the impact of high-speed rail opening on urban real estate prices. The research shows that the opening of high-speed railways significantly increased the real estate prices of cities along the line. It follows then that the operation of high-speed rails has reduced the spatial distance between cities, saving people’s travel time, and also promoting the flow of people and the flow of capital. It has a positive effect on promoting the real estate market in the areas along the high-speed railway.
