本文首先通过对2010年以来无锡市区土地一级市场上所有住宅用地和商住用地成交案例进行分析,得出无锡市区近年来住宅地价变化特征;其次从供需两个层面分析了影响无锡市区住宅地价水平的主要因素,在此基础上,运用SPSS统计软件,构建多元回归模型,并进行模型检验,最终得出调控政策、经济发展水平和基础设施完善程度是无锡市区住宅地价的主要影响因素,为落实“一城一策”政策,以期因地制宜有效地制定相关房产政策提供参考依据。
This paper first analyzes the transaction cases of residential land and commercial and residential land in Wuxi urban land primary market since 2010, and obtains the characteristics of residential land price changes in Wuxi urban area in recent years. Secondly, it analyzes the impact of Wuxi City from two aspects of supply and demand. Based on the main factors of the residential land price level, the SPSS statistical software is used to construct a multivariate regression model and carry out model testing. Finally, the regulatory policies, economic development level and infrastructure improvement are the main influencing factors of residential land price in Wuxi city. In order to implement the “one city, one policy” policy, it is expected to provide a reference basis for effectively formulating relevant real estate policies according to local conditions.
