%0 Journal Article %T 基于小区业主视角建设开放式住宅小区影响因素分析——以重庆市江北区为例<br>Analysis of the Factors Influencing the Construction of Open Housing Estates Based on the View of Home Owners——A Case Study of Jiangbei District of Chongqing %A 涂文国 %A 何多兴 %A 廖文婷 %A 王慧敏 %A 唐傲 %A 席险锋 %A 周凯< %A br> %A TU Wen-guo %A HE Duo-xing %A LIAO Wen-ting %A WANG Hui-min %A TANG Ao %A XI Xian-feng %A ZHOU Kai %J 西南大学学报(自然科学版) %D 2018 %R 10.13718/j.cnki.xdzk.2018.03.023 %X 本文基于小区业主的视角，以重庆市江北区为例，以Logistic模型为分析工具，分析了江北区(研究区)封闭式住宅小区的城市道路、地形和小区面积状况，从小区特征、业主权益、建设开放式住宅小区的方式以及产生的社会效果分析了江北区建设开放式住宅小区的影响因素，结果表明：1)地形和封闭式住宅小区限制了江北区城市道路的畅通性；2)建设开放式住宅要针对不同类型(档次)的封闭式住宅小区；3)建设开放式住宅小区的影响因素多样；4)选择合适的建设方式和以缓解城市交通拥堵为目的是建设开放式住宅小区的主要动力和着力点.在此基础上提出：1)建设开放式住宅小区要以缓解城市交通拥挤为突破点；2)建设开放式住宅小区要选择合适的建设方式；3)建设开放式住宅小区要坚持以人为本原则三点政策性建议.<br>In this paper, based on the perspective of the home owners of a housing estate, taking Jiangbei district of Chongqing as an example, using the Logistic model as an analysis tool, the authors investigate the urban roads, terrain and residential area of the enclosed housing estates there, and analyze the influencing factors of the construction of open housing estates in the district from the characteristic features of the enclosed housing estates, home owners' equity, the mode of construction of open housing estates and the possible social consequences. They conclude that the terrain of Jiangbei and the existing enclosed housing estates restrict free flow of traffic on the urban roads in Jiangbei district; that there are different types/levels of the existing enclosed housing estates and there are many influencing factors of the construction of open housing estates, and that it is the main purpose of constructing open housing estates to choose appropriate construction methods and to ease the urban traffic congestion.
