%X The purpose of potential assessment of urban land intensive use is to analyse synthetically the present situation of urban land use based on the urban stock land,and to carry out the latent increased useful area of urban land.It belongs to the micro-appraisement of potential estimate in city.Based on the practice in Jinan urban area,the authors put forward the corrective model of ideal value of parcel in this paper.The intensive land use potential is calculated by the model based on the standard value(reasonable value).The steps are as follows: 1) establishing standard value;2) selecting land use types,building density,identifying the parcel ratio and other factors to revise the standard value;3) analysing the relationship between the ideal value(reasonable value) and the present situation;4) classifying the potential.The calculation results are contrasted with the results of the land function area appraisement: there is a big discrepancy of industrial area and the potential value of most parcels increase after the correction;the business area is reducing,that means the potential value decreases;residential area is between the above,but the value of potential increase is more than business area.The conclusions are: the estimative method of intensive use potential of urban parcel is simple,convenient,practical and scientific,and is the embodied application of different land use function area potential appraisement in urban area.This method can give a major technological support to planning the urban,activating the urban stock land,promoting the efficiency of urban parcels and so on.
